Madarao Japan 30-bed ski lodge for sale – for less than Sydney house

We love a bit of Japan real estate to salivate over and this one is another doozy. The Aussie folks behind one of Madarao’s most loved lodges are putting it on the market.

Aya Lodge is skipping distance to the ski slopes, we know because we’ve been there, and it was renovated pre-Covid in 2017 and 2018 and then again in 2021.

The lodge will sleep all your mates, friends, families, guests with 12 rooms that sleep up to 30 people in twin, couples, triple, family and group configurations. Plus there’s accommodation for up to four staff so lodge managers can stay on site.

Did we mention all guest rooms have hydronic underfloor heating? And the mix of private ensuite bathrooms and shared bathrooms are all newly renovated with forest, valley and mountain views.

It just gets better. There’s a dining room, fully licensed bar with après between 4 and 9pm, games room, laundry and drying room. Seriously, why would you leave?

Oh, that’s right, Madarao and Tangram’s combined skiing and snowboarding with some of the best tree runs in Japan plus Nozawa and Myoko both down the road for day trips.

Ok, you might not want to open it up for your mates, you may want to keep it as a working lodge. If you do then the bed and breakfast style accommodation has a strong roster of return guests thanks to a stellar reputation for style, comfort and best western breakfasts in town.

With the planned investment of $1.42 Bn USD in Myoko, Madarao and Nojiri by Singapore’s Patience Capital Groups over the next 10-years, this is the ideal time to buy into Madarao ahead of the real estate boom that will no doubt follow.

How much for the Japan ski lodge of your dreams?

Let’s just say that the median house price in Sydney hit $1.6m this year and it’s much less than that. For sale at USD$750,000 which is around AUD$1.1m.

If you’ve got three partners that want in, then that’s around $350k each or why not go into a partnership of six and spend less than $200k each.

The sale comes with commercial kitchen and appliances, all equipment, furniture, fixtures, even linen. You’ll also get the laundry appliances, washer and dryer, a new boiler system, new kerosene tanks and plumbing, new sewer connection, a snowblower and an operating business.

Think of it as a turnkey sale with 24/25 winter bookings set up already and the team will even manage the lodge as part of a soft handover with staff and management in place for next winter.

Alternatively, if there is enough genuine interest, the owners would also consider syndicating the lodge for private use. They have successfully done this before in Akakura in Myoko, with AUD$100k as the buy-in.
